STEP 1
Soon after we speak, we see what our finely tuned automated valuation tools say what your property is worth. This is not the end all, but if all three of these tools yield similar results, we know that’s we’re on to something. Click Here for an example to see what “they” say the home may be worth.
STEP 2
The automated tools only go so far. “They” have no way of knowing the condition of the property or if the lower level is finished. For this reason, we need to see the home’s interior. Just 10-15 minutes, is all we need (though we’re happy to hang out and talk through things, if you please).
STEP 3
Similar to a home appraiser, we look at past sold history of nearby homes that are similar to yours. We analyze the “comps”, adjusting the value up or down based on condition and come up with our valuation.
STEP 4
Within 24 hours of seeing the home, we report back with our findings. We’ll suggest what you can expect to sell the home for - to an investor, to an owner occupant who‘s buying “as-is” but moving in, or to the buyer who’s looking for perfection (and willing to pay full-retail value).
You then determine how you want to market the home. If full-retail is the goal, we'll coach you through what may need to be done to maximize the sales price and refer a reliable contractor.
STEP 5
We list your home and market it in the manner your choose (wholesale, sub-retail, retail), If you already have an investor offer in hand and we can‘t net you more, we terminate our listing and part ways - without cost to you.
